Have a list of questions that each buyer/seller MUST complete prior to taking them around to see houses. At the most, you should only show them 1 house before getting that letter in hand that they can pay for the price of home they are looking at. Sellers are the same, you must go through the process to see their motivation and make sure they are informed of the process they will go through while working with you.
