  Today's real estate tip is all about the one phrase you must include in a contract when you purchase probate property.  In most cases, purchasing probate property in my state is no different than any other type of property.However, there are those cases when everything goes wrong that can go wrong. What happens is that you can have a long delay getting the property to closing. One time it took me 5 months to actually close on the property, and I had to keep going back to the seller to get an extension. You want to avoid having to do that at all costs so the seller won't back out of the deal and find a buyer that will offer them more for the house.   What's the Solution? I decided to find a solution to to this problem and I did.
