So how do you protect yourself?   You do that by adding one very specific sentence to your contract.   So What's that One Sentence? "Contract is subject to partner approval".  So what does that even mean?  Who is your partner?       Today's real estate tip is all about the one phrase you must include in a contract when you purchase probate property.  In most cases, purchasing probate property in my state is no different than any other type of property.However, there are those cases when everything goes wrong that can go wrong. What happens is that you can have a long delay getting the property to closing. One time it took me 5 months to actually close on the property, and I had to keep going back to the seller to get an extension. You want to avoid having to do that at all costs so the seller won't back out of the deal and find a buyer that will offer them more for the house.   What's the Solution? I decided to find a solution to to this problem and I did.       Today's show is on the one thing that will sink your business faster than anything; procrastination. Let's face it; we've all been guilty of this. However, when I think back to times when I have put off doing something (that needed to be done), I can't think of a single time it made me feel better. In fact, what happens is it becomes this noose around your neck that weighs you down. It often weighs you down so much it can cause you to become paralyzed. Procrastination can have serious repercussions in your business. There is a great book I read some time ago called "Eat that Frog" by Brian Tracy.  In this book, Brian talks about doing the thing you dread the most the first thing in the morning.  Eat the frog and get it off your plate for a more productive day.  This is a great little book you might want to pick up. Mindset is in fact the biggest thing that keeps investors  from working with this particular group of motivated sellers (and they can be very motivated). Investors feel weird working with people that have inherited a property. Or, they feel as if they are profiting from someones death. In reality, you are helping these folks out of a tough situation. These are sellers that have in many cases inherited an unwanted property that may need a lot of work, and they are so thankful for your help.
